Minimally Invasive Cardiac Surgery: A gentle approach to Heart Health

Delhivery announces deployment of OS1 for Akshaya Patra
Gurgaon, 25th Jan 2024: Delhivery Ld, India’s largest integrated supply chain services provider, has announced the operationalization of its OS1 stack with The Akshaya Patra Foundation, world’s largest NGO-run school feeding programme and the implementing arm of the PM POSHAN Abhiyaan. The foundation has piloted the deployment of DispatchOne application to execute and track meal distribution from its centralized kitchens to partner schools. DispatchOne is currently operational across five cities: Bhubaneswar, Puducherry, Kuppam, Nellore, and Puri. The nationwide rollout, powering nearly 2.1 million meals a day, is expected to be completed by mid-2024.
DispatchOne is Delhivery’s flagship last-mile delivery management solution on the OS1 platform. Available in India and the US, the self-service, SaaS solution enables enterprises and SMEs to seamlessly execute planned and on-demand distribution operations. Delhivery also plans to expand the OS1 product suite with an end-to-end Transportation Management System that will be available later this year.
With DispatchOne, Akshaya Patra will be able to maintain real-time tracking and visibility of the entire delivery process from central kitchens to partner schools and optimize resource allocation by delivering to multiple locations and reducing transit times through DispatchOne’s route optimization capabilities.

Space Matrix Transforms Gurgaon office for Global intralogistics systems manufacturer Beumer Group
Delhi NCR, 10th January 2024: Space Matrix, a leading workplace design, and build company, recently designed the new office for BEUMER India Pvt Ltd, a 100% subsidiary of German Multinational, BEUMER Group headquartered in Beckum, Germany. The client is an international leader in manufacturing of intralogistics products, systems & solutions. Located on the 8th – 9th floor of DLF Corporate Greens Building in Gurgaon, the new office space depicts the deep roots and core values of BEUMER Group.
As an international organization operating across 70 countries, BEUMER Group needed a workspace that moved away from their current traditional space with conventional cabins, meeting rooms, and cubicles. The new office space had to have a true ‘Wow’ factor. In a highly impactful display of a collaborative effort between Space Matrix and Beumer, this was achieved through the creation of a vertical connection through a staircase that connected the two floors internally.
The design and the concept of the staircase was from Space Matrix and focused on creating a sense of community and collaboration. However, the engineering deployed to convert the design into reality was provided by Beumer. The outcome showcases Space Matrix’s design excellence, and the engineering capabilities of Beumer, and underscores the narrative of joint efforts to achieve highly impactful outcomes.
Speaking about this, Rohit Raj Puniani, Managing Director, Space Matrix, said, “Beumer is one of our most prestigious clients, and among the leaders in their vertical globally. From the first day of our discussions, the focus was to integrate their brand’s values into the space. We applied the principles of design thinking, and leveraged our in-depth understanding of the client’s vision to ensure that everything was spot on. The design of the two-floor office was done in a way that the 8th floor was kept exclusively as an Employees only floor, and the 9th floor was turned into the arrival experience floor. This enabled the separation of high buzz recreational and arrival zones from the low buzz/quiet zones where the employees work. The soaring double-height space seamlessly expands into a collaborative area for the employee floor. This well-designed space acts as a central hub connecting the work areas on both levels and serves as the focal point during town halls and events. It is equipped with life-sized screens that ensure uninterrupted digital connectivity.
Adding further, Nitin Vyas, Managing Director & CEO, BEUMER India Pvt Ltd., said, “I thoroughly enjoyed the entire process, from the initial offer stage to the design and, finally, the delivery of our new office by Space Matrix. Gurgaon, India, 26 December 2023: Contrary to initial beliefs, 2023 India office market has culminated on a spectacular note with 58.2mn sq ft of gross absorption across the top 6 cities. The last quarter of the year witnessed the highest-ever demand for office spaces in India,withall the three southern cities of Bengaluru, Chennai and Hyderabadregistering best performance since the Covid-19 pandemic. While Bengaluru and Delhi NCRdroveleasing activity during 2023, accounting for about half of the total demand of office space in India, Chennai made it to the top three list for the first time. Furthermore, with more than 2x leasing activity in 2023 as compared to 2022, Chennai breached all earlier highs and recorded 10.5mn sq ft of gross absorption.

Tech demand rationalizing amidst increasingly heterogeneous office space take-up
The contribution of tech sector in office leasing has been steadily decreasing from around 50% in 2020 to 25% in 2023. While demand emancipating from techoccupiers rationalized, the overallleasing activity continued to diversify.The sectoral contributions from BFSI and Engineering and manufacturing sectors especially have almost doubled, increasing from 10-12% in 2020to around 16-20%in 2023. Interestingly, in 2023, leasing by Engineering and Manufacturing players (26% share) surpassed the demand emancipating from Technology firms (22% share) in the tech hub of Bengaluru.
Demand from Flexoperators remained unabated; at 8.7mn sq ft flex spaces uptake in 2023 was 24% higher as compared to 2022.Flex penetration in the Indian office market is expected to rise further in 2024, as developers are likely to adopt core plus flex strategy for decision making.

Resurgence in large deals, as GCCs continue to expand their India footprint
After a brief pause, occupier confidence in business environment has translated into large office space requirements. At around 30mn sq ft., large deals (>100,000 sq ft)have shown an impressive 24% annual growth in2023. Global Capability Centres (GCCs) typically have large space requirements, and they too resumed their expansionary activities with greater fervor towards the second half of 2023, especially in the fourth quarter. Almost 40% of the large deals in the top six cities have come from GCCs, particularly from technology and BFSI sectors.
“Large sized of 100,000 sq ft or more have contributed to almost 50% of the overall office space demand in India. Interestingly, more than half of the large GCC deals achieved closure in last quarter of 2023, indicating renewed momentum in GCC activity of the country. Large pool of talent, cost-effective rentals, adequateGrade A developments and favorable office market system will continue to uphold India’s vantage positioning from acapability centre perspective. Moreover, healthy demand from domestic firms across technology, BFSI, manufacturing, healthcare and flex spaces will result in equally strong demand of office spaces in 2024.”says Vimal Nadar, Senior Director and Head of Research, Colliers India.

With 50.1 mn sq ft. of new completions, fresh supply across the top six cities rose about 17% YoY, indicating higher developer confidence for near-term space uptake.While Bengaluru accounted for 35% of the new completions in 2023, Hyderabad followed in closely with almost 30% share at an India level.Given strong performance on both demand and supply side, vacancy levels remained rangebound.Average rentals meanwhile increased by up to 5%across most Indian cities.
