Southeast Asia a Bright Spot in the Global Flexible Office Market in 2023 with TEC Centres in the Region Exhibiting Average Occupancy Rates of Over 90%
TEC’s operations in Southeast Asia have seen exceptional growth in 2023, driven by client-led demand in Singapore, Indonesia, Vietnam, and the Philippines; growth momentum is projected to continue through 2024.
SINGAPORE, Nov 28, 2023 – (ACN Newswire) – The Executive Centre (“TEC”), the leading premium flexible workspace provider that serves more than 47,000 Members in 33 cities across Asia-Pacific and the Middle East, has seen exceptional growth in Southeast Asia in 2023, with the momentum expected to carry on into 2024.

Led by client demand, TEC has added four new centers in Singapore, Jakarta, Ho Chi Minh City, and Manila this year, with the latest addition in Manila on the 8th floor of Ayala Triangle Gardens Tower 2 which opened last month.
These new openings are backed by consistently high demand and occupancy rates of over 90% across multiple markets in the region in 2023. As of September 2023, TEC’s centers in Singapore and Manila are leading its portfolio at 95% and 98% occupancy rates, followed not far behind by Ho Chi Minh City at 91% and Jakarta at 81%. With these new expansions, TEC has added almost 1,200 workstations across these four key Southeast Asian markets in 2023, representing a 33% increase in workstation growth.
In Singapore, demand for office space is growing as multinational companies seek to relocate to the city-state and set up headquarters there to take advantage of Singapore’s status as a gateway city and key business hub. These include firms from the financial industry such as asset managers, private wealth managers, private equity firms, and family offices, as well as technology startups from across the region that are seeking to move to more flexible workspaces which will allow them to downsize or upsize nimbly.
Office demand is also bolstered by the increasing “back-to-office” momentum in Singapore, as employers tighten hybrid working policies, with CBRE’s 2023 Singapore Office Occupier Sentiment Survey finding that 64% of companies are focused on increasing office attendance or improving work efficiency.
Despite the “back-to-office” trend, the way tenants use office spaces has irrevocably changed since pre-Covid days, as companies place greater emphasis on having access to a combination of purpose-built spaces including private offices for focused work, flexible seating, collaborative meeting rooms, and event spaces.
In response to this increased demand for flexible seating, and meeting, and event spaces, TEC will be opening a new center from the 45th to 47th floors at Singapore Land Tower in January 2024.
Yvonne Lim, Managing Director of Southeast Asia at The Executive Centre said, “We have done exceptionally well particularly in Singapore with a city average occupancy of 95% in 2023, at the same time, we are seeing robust demand for our upcoming new center at Singapore Land Tower on Levels 45 to 47. TEC’s expansions are largely driven by client’s requirement and the inter-city network within SEA continues to look strong with clients having multiple presence with TEC SEA network.”

The SEBI initiative and guidelines to regulate the Small and medium REITs and real estate fractional ownership segment is welcomed as a positive and necessary step. This move signifies the strengthening of the segment and reflects increasing demand from investors.
The guidelines proposed by SEBI are crucial for formalizing the sector, instilling investor faith, and addressing the complexity of Special Purpose Vehicle (SPV) securities issuances. Mr. Nitin Jain, Co-founder & CBO, OfBusiness & Chair, PHDCCI’s New Age Business & AI Leadership acknowledged the rapid pace of technological change that everyone is experiencing daily, particularly in the one year. To keep up with these advancements, it is essential for us to gain a comprehensive understanding of artificial intelligence and become familiar with how to effectively harness it for our growth. The next stage in this evolution is generative AI, and many tools have already begun to facilitate the removal of language barriers by swiftly translating different languages, thereby enhancing communication. Furthermore, he highlighted the potential benefits of artificial intelligence, particularly for smaller companies when compared to larger enterprises. Smaller companies can adopt AI tools more rapidly and effectively.
Mr. Amitabh Nag, Chief Executive Officer, Digital India Bhashini Division (Bhashini), Digital India Corporation provided insights into the ‘Bhashini’ mission. This initiative aims to address the challenge posed by the multitude of local languages in India, which can often impede progress and development. ‘Bhashini’ is playing a crucial role in overcoming language barriers by facilitating translation across 22 languages, thereby enhancing communication between different cities and states in India.
Ms. Virginia Sharma, Head of Regional Marketing, Google Cloud, emphasized that smaller companies and startups often face challenges when it comes to attracting talent. She pointed out that artificial intelligence and its associated tools offer an effective solution for these smaller entities. This is a critical time for us to prioritize our AI needs. Ms. Sharma also highlighted the powerful capabilities of AI tools in automating various tasks that contribute to business growth. During her presentation, Ms. Sharma provided a live demonstration of how AI and Generative AI can be highly beneficial in the automation and preparation of online marketing campaigns. This includes tasks such as enhancing photo backgrounds and resolution, creating product descriptions, designing social media banners, and automating targeted email marketing, complete with translations into local languages based on the recipient’s location. All of these elements significantly enhance our return on investment (ROI). Additionally, she discussed the advantages of utilizing the cloud console for our business needs.
Ms. Amrita Thapar, Director of Marketing, Microsoft India, Japan, SE Asia pointed out that India is making significant advancements in artificial intelligence, marking a game-changing development. At the core of artificial intelligence lies machine learning, which forms the foundation. The key essence is the ability to identify data, and patterns, and formulate responses based on these insights. The next frontier in AI is Generative AI, which holds a wide range of applications. Moreover, artificial intelligence tools are playing a vital role in accelerating enterprise growth, with new tools being introduced almost daily. These tools are also enabling innovative design processes, working based on text-based instructions. Some tools facilitate the creation of polished and visually appealing PowerPoint presentations. Additionally, it’s now possible to interact with machines through conversation, allowing for efficient task completion. During her presentation, Ms. Thapar demonstrated how AI can be used to automate and customize email processes quickly.
Mr. Sandeep Dutta, Chief Practice Officer – Middle East & Asia-Pacific, Fractal, discussed the data-driven approach to AI and likened the power of AI to that of computers or the internet. He noted that we are transitioning from general AI to Generative AI. Furthermore, Mr. Dutta highlighted that AI’s benefits are now accessible across all facets of business, including supply chain, marketing, and production. With AI, businesses can gain insights into customer behavior, as every customer click provides valuable signals. Understanding and analyzing these signals are crucial for achieving better results. While some visitors may not convert into customers, AI offers the opportunity to comprehend customer behavior and facilitate growth. Mr. Dutta also emphasized that AI enables time efficiency and introduced the concept of consultative selling, where AI tools can virtually connect with potential buyers to understand their specific needs and guide them in making informed purchase decisions. During his presentation, Mr. Dutta demonstrated the “flyfish” tool, which aids in consultative selling.
Mr. Praveen Mokkapati, Lead, Telangana AI Mission (T-AIM), highlighted the organization’s commitment to pioneering new technologies, a focus they’ve maintained since 2014. He emphasized the wide-reaching benefits of AI, which extends to enterprises, B2B (business-to-business), and B2C (business-to-consumer) interactions, as well as startups and small businesses. The next stage in AI’s evolution is Generative AI, which is ushering in a significant transformation from a task-centric approach to a data-centric one. Mr. Mokkapati provided an example of tools that can create music content without infringing on copyright, underscoring their support for a company in this field. He also discussed the potential for AI to automate various tasks, such as expanding client outreach through automated outbound calling. During his presentation, he demonstrated how Generative AI can swiftly translate text from one language to another.

The Slavia further has a chrome trunk garnish and a Scuff plate with ‘Slavia’ inscribed in it. The Kushaq gets a 17-inch (43.18 cm) VEGA Dual Tone alloy design that accentuates style and its rough terrain stance, while the Slavia’s classic sedan lines are enhanced by the 16-inch (40.64 cm) Ving Alloy Wheels

Inside, the driver is greeted by the ‘Elegance’ badge on the steering wheel. Additionally, the footwell area houses sporty aluminium pedals. Furthering the utility and aesthetics theme of the Elegance Edition, customers will get attractive textile mats and ‘Elegance’ branded cushions, seat-belt cushions as well and neck rests.
The exclusivity
The Elegance Editions of the Kushaq and Slavia will exclusively be powered by the 1.5 TSI turbo-petrol engine. Customers can choose to pair this with a 7-speed DSG automatic or a 6-speed manual. To ensure exclusivity for customers of this special edition, Škoda Auto India will manufacture a limited number of the Kushaq and Slavia Elegance Edition. The equipment
Both the Kushaq and Slavia will get all the new features introduced by Škoda Auto India during the festive season like electric seats for the driver and co-driver and an illuminated footwell area. The centre of the dash continues to be dominated by a 25.4 cm infotainment screen with Škoda Play Apps. The system links wirelessly with Apple Carplay and Android Auto. Also standard in the Elegance Edition is Škoda Sound with 6 Speakers plus a Subwoofer in the boot of the Kushaq and Slavia.

The 1.5 TSI
The Kushaq — introduced in July 2021 – and the Slavia – introduced in March 2022 – are based on the made-for-India, ready-for-the-world MQB-A0-IN platform and are being exported to other right-hand drive and GCC countries. While the range also offers a 1.0 TSI, the Elegance Edition is powered by exclusively by the state-of-the-art 1.5 TSI. An advanced 1.5-litre EVO-generation powerplant, this four-cylinder turbo petrol engine makes 110 kW (150 PS) of power and 250 Nm of torque.
The turbocharger in this engine features variable vane geometry, which produces more torque at a wider range of engine speeds. The cylinder liners are plasma-coated with a layer that measures just 0.15 mm, replacing cast-iron liners in the cylinder crankcase. This reduces internal friction, which lowers fuel consumption and emissions. Through better distribution and dissipation of heat in the combustion chamber, it also lowers the thermal load on the engine. The segment-first Active Cylinder Technology (ACT) in the 1.5 TSI automatically shuts down two cylinders under a low load, further reducing fuel consumption and CO2 emissions.
The safest fleet
The Kushaq in October 2022, and the Slavia in April 2023, were the first cars manufactured in India to earn a full 5 stars for adults and children under Global NCAP’s newer, stricter crash-test protocols. The all-new Elegance Editions further add to Škoda Auto India’s 100% fleet of crash-tested cars rated 5-stars for adults and children by Global NCAP and Euro NCAP.

Rishab, a 12th-grade student develops an AI application, Sabka Vikaas…

Hyderabad, November 27, 2023….. In a remarkable display of innovation and social commitment, Rishab, a 12th-grade student at Rockwell International School in Hyderabad, has developed an AI application called ‘Sabka Vikaas.’ The application aims to provide information on over 1200 government schemes in nine vernacular languages, including Telugu, Tamil, and Malayalam, specifically catering to the underprivileged.
The boy gave a demo of the same to Shri Rajeev Chandrasekhar, the Minister of State for Skill Development and Entrepreneurship of India during his tour to Sherlingampally Constituency on Sunday. The Minister later tweeted the photo and spoke about his visit to Sherlingmpally constituency and interaction with people there.
The ‘Sabka Vikaas’ app allows users, particularly women, to communicate in their native language, making information about central and state-level schemes more accessible. Users can specify their demographic details, such as being women, children, or specially-abled, and describe their situation. The application then uses this information to find and present relevant government schemes applicable to their needs. Importantly, the app responds in the user’s native language through voice technology, further breaking down barriers.
The honourable minister commended Rishab as a young visionary who has taken the initiative to leverage technology and AI to assist underserved communities. Minister Chandrasekhar spent time discussing the potential of refining the application for large-scale deployment, aligning with Prime Minister Modi’s vision of ‘New India’s Techade.’
The minister emphasized the crucial role of AI, particularly Generative AI, in realizing a seamless interface for 1.3 billion Indians to access government schemes. He highlighted the need for AI to be developed in various Indian languages to ensure widespread accessibility, drawing parallels with the success of UPI (Unified Payments Interface) in the country’s digital transformation.
Minister Chandrasekhar, in a visionary statement, underscored the imperative to develop AI for India using local languages and data. He stressed that solutions for India’s unique challenges must be crafted within the country by young innovators. According to him, this is a pivotal moment for Young India to actively participate in India’s Techade. Looking ahead, he predicted that, similar to the global success of UPI, the world would turn to India for the development of innovative, globally applicable solutions.
The minister expressed immense satisfaction that young innovators like Rishab are not only embracing technology while still in high school but are also developing solutions tailored specifically to India’s needs.
The ‘Sabka Vikaas’ application stands as a testament to the positive impact that young innovators like Rishab can have on society by leveraging technology for social welfare. As the application continues to evolve, it has the potential to play a pivotal role in connecting underprivileged individuals with the government schemes designed to uplift and support them.
