Breathing Uneasy – Housing Choices Amid Worsening AQI

By- Akash Pharande, Managing Director – Pharande Spaces
The problem of rapidly worsening air quality in India has a direct correlation to our housing choices. Increasing urbanization, industrial proliferation, and population growth are causing more and more homebuyers to prioritize the quality of their living environments.
Urban Centers – The Worst Hit
Indian city centres face severe air pollution threat:
- Heavy Traffic – The congested city centres with high population and traffic density contribute significantly to vehicular emissions.
- Industrial Pollution – Proximity to industrial zones with obsolete or nonexistent pollution control measures worsens air quality.
- Urban Heat Island Effect – The concentration of buildings and human activities in cities leads to higher temperatures – which, in turn, escalate pollution levels.
- Lack of Green Spaces – The absence of parks and green areas in densely populated urban regions makes natural air filtration impossible.

A Shift Towards Cleaner Surroundings
Many suburban areas with lower population density and more green open spaces offer relief from urban pollution. Planned cities, like Chandigarh, Navi Mumbai and PCMC (Pimpri Chinchwad Municipal Corporation) showcase the effective separation of residential and industrial zones, improving overall air quality for all concerned.
In the absence of planned development, many suburban paradises are at risk. Rapid real estate development will eventually turn green sanctuaries into polluted urban-like environments.
Exploring the Solution – Integrated Townships
To tackle this issue, the Indian residential real estate sector has introduced integrated townships as a solution that can withstand environmental challenges.
- Captive Green Spaces – These townships prioritize green open spaces like parks and gardens to create an environmentally sustainable environment.
- Reduced Vehicle Emissions – Because they incorporate schools, shops and recreational facilities within their precincts, townships reduce overall vehicle movement.
- Sustainable Infrastructure – Initiatives like rainwater harvesting and waste recycling promote eco-friendly living practices.
- Combating Urban Heat Islands – Development plans for townships include extensive green areas, tree-lined streets, natural or artificial water bodies, and renewable energy sources to combat heat accumulation. By securing these advantages, integrated townships ensure that the area remains eco-friendly – now and in the future.

Tips for Prospective Home Buyers to Avoid Air Pollution Risks
- Begin by examining air quality data for different regions. This information is often accessible through environmental monitoring agencies or online air quality indices. Check websites that offer real-time air quality updates to evaluate current atmospheric conditions.
- When selecting locations, consider the presence of green spaces. Look for areas close to parks, reserved forests, and other open green zones, as they result in better overall air quality. Don’t choose a home in a project too close to a highway or an industrial zone, or prone to traffic bottlenecks. Also note that elevated areas often offer better air quality because heavy pollution smog primarily settles in low-lying areas.
- Evaluate the condition of roads and public transportation as this will determine how much emissions accumulate in an area. Do internet research and check news to review the area’s infrastructure and future development plans to anticipate changes that could impact air quality.
- When checking out a home, find out if it has adequate cross-ventilation and good green home features. Energy-efficient homes typically provide better air quality thanks to their sealed and insulated environments.
You can, to some extent, enhance indoor air quality by using indoor plants. But this is obviously a very minimal solution to a major problem
In conclusion
With air quality playing an important role in home purchasing choices, buyers must prioritize features that ensure a clean and healthy living environment.
By picking the right location and project, you can protect your and your family’s well-being and still enjoy the conveniences of modern life. Opting for integrated township living is a wise decision amid rapidly declining air quality in urban India. In any case, make any housing with a lot of research and awareness about air quality.
And remember – the clean environment you get in a currently green but quickly developing suburb may not be guaranteed tomorrow. Ensure that your loved ones can breathe freely – not only today but also in the future.

Principled Technologies (PT) Releases Study Comparing the Ease of Use of Server Management Tools from the Dell to Those from a Competitor

Durham, NC, July 15, 2024 — As data centers continue to expand, so do administrator duties. When organizations are selecting new servers to handle new and growing workloads, they must also consider how administrators will manage those servers. The ideal manageability solution offers robust monitoring, saves time for administrators, and helps assist in security and sustainability.
Principled Technologies (PT) compared three server management tools from the Dell management portfolio (iDRAC9, OpenManage Enterprise, and APEX AIOps Infrastructure Observability [formerly CloudIQ]) to the baseboard management controller (BMC) and enterprise management console of a competitor they call Vendor K.
According to the report, “In our comparison of security, sustainability, and management/monitoring features, we found that the Dell server management tools portfolio provided more robust management and monitoring features than the Vendor K portfolio. In the realm of security, iDRAC9 offered more features, including dynamic system lockdown and multifactor authentication, which Vendor K didn’t offer at all. Plus, iDRAC9 significantly reduced the time to disable USB ports to reduce data vulnerability. With carbon footprint analysis and robust power management tools, we found that OME could better help organizations plan to meet sustainability goals than using Vendor K’s enterprise management console. Additionally, we found that the Dell server management portfolio provided more automation and more remote management options, reducing administrator time and effort for certain routine monitoring and maintenance tasks.”

India’s Renowned Orthopedic Surgeon Dr. Rajshekhar KT Revolutionize Knee Surgery with Over 200 Robotic-assisted Knee Replacements
15th July 2024 Bangalore, Karnataka, India Apollo Hospital is thrilled to announce a groundbreaking achievement in the field of orthopedic surgery. Dr. Rajashekhar K T, a distinguished orthopedic surgeon at Apollo Hospital in Bangalore, has successfully performed over 200 robotic-assisted total knee replacement (TKR) surgeries using the advanced Joint Robotic System. This remarkable milestone underscores Apollo Hospital’s commitment to leveraging cutting-edge technology to enhance patient outcomes and revolutionize knee surgery.
The Future of Knee Surgery is Here
Robotics is becoming increasingly integral to various sectors, including medicine. One of the most significant advancements in medical technology is robotic-assisted total knee replacement (TKR) surgery. The Joint Robotic System, utilized by Dr. Rajashekhar K T at Apollo Hospital, epitomizes this technological leap forward.
So, what exactly is Robotic-assisted TKR? Simply put, it’s a type of knee surgery where a robot aids the surgeon during the operation. The robot doesn’t perform the surgery independently; instead, it works as assistant to the surgeon, providing crucial support.
Here’s how it works
Before the surgery begins, the Robotic system creates a detailed 3D model of the patient’s knee. This model allows the surgeon to meticulously plan the surgery with unparalleled precision. During the operation, the robotic system offers real-time feedback, ensuring every step is executed with utmost accuracy. This real-time feedback enables the surgeon to make immediate adjustments, achieving the best possible outcome for the patient.
Why Robotic-Assisted Knee Surgery is Superior
Robotic-assisted knee surgery provides numerous advantages. The Joint Robotic System uses advanced imaging and real-time feedback to ensure the implant (the artificial knee joint) is positioned perfectly. This precise placement leads to better joint function, longer-lasting implants, and improved overall patient outcomes.
“The Joint Robotic System allows us to achieve unmatched accuracy and alignment during the procedure,” explains Dr. Rajashekhar K T. “This leads to better joint mechanics and a longer-lasting implant, enhancing the patient’s quality of life.”
Personalized Care for Every Patient
One of the standout features of the Joint Robotic System is its ability to devise a personalized surgical plan for each patient. By incorporating detailed preoperative imaging and intraoperative data, the system tailors the procedure to accommodate the unique anatomy of each patient. This personalized approach minimizes the risk of complications and enhances recovery and satisfaction.
“The robotic system enables us to create a customized surgical plan based on each patient’s specific needs,” says Dr. Rajashekhar K T. “This ensures the best fit and alignment for the implant, leading to better outcomes and happier patients.”
Less Pain, Faster Recovery
Robotic-assisted TKR also translates to less pain and a quicker recovery for patients. The precision of the robotic system allows for smaller incisions, which means less damage to surrounding tissues, reduced blood loss, and faster healing times. Patients can start moving and return to their daily activities more quickly, significantly improving their quality of life.
Enhanced Accuracy and Improved Outcomes
The Joint Robotic System’s advanced technology allows for unparalleled accuracy in knee replacement surgery. Robotic-assisted TKR leverages precise measurements and real-time adjustments to ensure optimal implant positioning. This high degree of accuracy reduces the risk of misalignment, which can lead to complications and the need for revision surgery.
Dr. Rajashekhar K T emphasizes, “The Joint Robotic System’s accuracy is truly transformative. It helps us place the implant with such precision that it significantly reduces the risk of complications and improves the longevity of the implant. Patients experience better knee function and a more natural feel post-Surg
Expertise and Experiences.”
Dr. Rajashekhar K T brings a wealth of experience in robotic-assisted TKR, having successfully treated a wide range of knee conditions. His expertise extends to managing mild to severe knee deformities, including complex cases. The precision and versatility of the Joint Robotic System have allowed Dr. Rajashekhar K T to achieve excellent results across various cases.
“My experience with robotic-assisted TKR has been incredibly rewarding,” shares Dr. Rajashekhar K T. “The technology allows me to handle even the most challenging cases with confidence, ensuring that each patient receives the best possible care.”
Patient Experiences and Success Stories
Patients who have undergone robotic-assisted TKR at Apollo Hospital have reported significantly positive experiences. Many patients have noted quicker recovery times, less post-operative pain, and a higher satisfaction rate with their knee function compared to traditional knee replacement surgeries.
One patient shares his experience, “I was initially apprehensive about undergoing knee surgery. However, the robotic-assisted procedure was a game-changer. The recovery was much faster than I expected, and I was back on my feet in no time. I’m incredibly grateful to Dr. Rajashekhar K T and his team.”
Looking Ahead
As technology continues to advance, Robotic systems are expected to play an increasingly vital role in surgeries. The Joint Robotic System represents a significant advancement in knee replacement surgery, offering patients a more precise, less invasive option.
“We are dedicated to staying at the forefront of medical technology,” says Dr. Rajashekhar K T. “As surgeons, our goal is to provide our patients with the best possible outcomes, and robotic-assisted TKR is a crucial part of achieving that.”
