Southeast Asia a Bright Spot in the Global Flexible Office Market in 2023 with TEC Centres in the Region Exhibiting Average Occupancy Rates of Over 90%
TEC’s operations in Southeast Asia have seen exceptional growth in 2023, driven by client-led demand in Singapore, Indonesia, Vietnam, and the Philippines; growth momentum is projected to continue through 2024.
SINGAPORE, Nov 28, 2023 – (ACN Newswire) – The Executive Centre (“TEC”), the leading premium flexible workspace provider that serves more than 47,000 Members in 33 cities across Asia-Pacific and the Middle East, has seen exceptional growth in Southeast Asia in 2023, with the momentum expected to carry on into 2024.

Led by client demand, TEC has added four new centers in Singapore, Jakarta, Ho Chi Minh City, and Manila this year, with the latest addition in Manila on the 8th floor of Ayala Triangle Gardens Tower 2 which opened last month.
These new openings are backed by consistently high demand and occupancy rates of over 90% across multiple markets in the region in 2023. As of September 2023, TEC’s centers in Singapore and Manila are leading its portfolio at 95% and 98% occupancy rates, followed not far behind by Ho Chi Minh City at 91% and Jakarta at 81%. With these new expansions, TEC has added almost 1,200 workstations across these four key Southeast Asian markets in 2023, representing a 33% increase in workstation growth.
In Singapore, demand for office space is growing as multinational companies seek to relocate to the city-state and set up headquarters there to take advantage of Singapore’s status as a gateway city and key business hub. These include firms from the financial industry such as asset managers, private wealth managers, private equity firms, and family offices, as well as technology startups from across the region that are seeking to move to more flexible workspaces which will allow them to downsize or upsize nimbly.
Office demand is also bolstered by the increasing “back-to-office” momentum in Singapore, as employers tighten hybrid working policies, with CBRE’s 2023 Singapore Office Occupier Sentiment Survey finding that 64% of companies are focused on increasing office attendance or improving work efficiency.
Despite the “back-to-office” trend, the way tenants use office spaces has irrevocably changed since pre-Covid days, as companies place greater emphasis on having access to a combination of purpose-built spaces including private offices for focused work, flexible seating, collaborative meeting rooms, and event spaces.
In response to this increased demand for flexible seating, and meeting, and event spaces, TEC will be opening a new center from the 45th to 47th floors at Singapore Land Tower in January 2024.

Skoda Auto India launches Elegance Editions in all- new Deep Black colour for the Kushaq and Slavia

Christened the Elegance Edition, both cars will be produced in a limited amount and will be available exclusively with the 1.5 TSI engine.

The design

The cabin

The exclusivity

The equipment

The 1.5 TSI
The Kushaq — introduced in July 2021 – and the Slavia – introduced in March 2022 – are based on the made-for-India, ready-for-the-world MQB-A0-IN platform and are being exported to other right-hand drive and GCC countries. While the range also offers a 1.0 TSI, the Elegance Edition is powered by exclusively by the state-of-the-art 1.5 TSI. An advanced 1.5-litre EVO-generation powerplant, this four-cylinder turbo petrol engine makes 110 kW (150 PS) of power and 250 Nm of torque.
The turbocharger in this engine features variable vane geometry, which produces more torque at a wider range of engine speeds. The cylinder liners are plasma-coated with a layer that measures just 0.15 mm, replacing cast-iron liners in the cylinder crankcase. This reduces internal friction, which lowers fuel consumption and emissions. Through better distribution and dissipation of heat in the combustion chamber, it also lowers the thermal load on the engine. The segment-first Active Cylinder Technology (ACT) in the 1.5 TSI automatically shuts down two cylinders under a low load, further reducing fuel consumption and CO2 emissions.

PHDCCI launches nation-wide education campaign “Project Vidyasagar” from Bihar
Patna: PHD Chamber of Commerce and Industry (PHDCCI) in partnership with Parakh NCERT; SCERT Bihar and Union Ministry of Education’s Vidyanjali scheme started a 12-state campaign called Project Vidyasagar from Patna on November 23.
The two-day workshop had twin objectives – creating awareness among school teachers about learning competencies at different levels and creating awareness about Vidyanjali. Present in the inaugural session were the CEO of Parakh, NCERT Prof Indrani Bhaduri; Joint Director, SCERT Bihar, Dr Rashmi Prabha; senior officials of Vidyanjali scheme; Mr Kumod Kumar, Co-Chairman, PHDCCI Bihar chapter, who also chairs Chandragupta Institute of Management Patna and Assistant Secretary General, PHDCCI, Ms. Shalini S Sharma.
Speaking in the inaugural session, Prof Bhaduri said that NEP 2020 brings into focus wide-ranging assessment reforms that are based on competency-based learning, moving away from rote learning. This, she said, was the first education policy of the 21st century and it aimed at addressing the many growing developmental imperatives of our country.
Dr Prabha shared with the teachers how it was important to work hand in hand with private bodies which were an equally important part of the education eco-system, as government institutions. Focusing on Vidyanjali, she exorted teachers to make use of opportunities available in the private sector to improve the quality of their schools.
A detailed presentation on Vidyanjali was made by experts at the project management unit of the scheme in Delhi. They shared with the participants that this scheme aimed at strengthening the school education system and boosting learning outcomes by leveraging the expertise and resources of people from local communities. Volunteers could sign up through the Vidyanjali portal and select a school of their choice, they explained to participating teachers.
Ms. Sharma gave the background of Project Vidyasagar and how it was conceptualized to supplement the government’s initiatives in education. She reaffirmed the support of PHDCCI in achieving the objectives of Parakh as well as Vidyanjali.
Mr Kumar welcomed the initiative of the PHDCCI Delhi team in education and offered his support in strengthening the work of the Chamber in education in Bihar, specially in higher education.
Prof Vijayan K, Department of Teacher Education, NCERT, addressed the technical sessions at the workshop and took the participants through the latest developments in pedagogy in line with NEP 2020.
